The strata title development is the first in Japan built to meet the New Private Lodging Business Act regulations.
On April 8th, Sankei Building and Tokyu Land Corporation announced they will begin development of the Hakone Sengokuhara Hotel Condominium and Residence (tentative name) located in Hakone-machi, Ashigarashimo-gun in Kanagawa Prefecture.
The Hakone area is approximately 1.5 hours from central Tokyo by car and is a popular getaway location for Tokyoites.

The total rooms in the hotel will be 63 guest rooms split between 38 hotel condo units and 25 hotel residence units.
The strata title hotel condo and residences are Japan’s first that are being developed in accordance with the New Private Lodging Business Act that went into effect in June of 2018.
There are two lease schemes based on whether one owns a hotel residence or hotel condo.
The hotel residence owners enter into a lease agreement with Relo Vacations, the hotel operator and management company. Hotel residences generate rental income by providing rooms for the operator to advertise to the general public for 180 days per year that the unit is not in use by the owner. The unit owner can use the remaining 185 calendar days free of charge.

On the other hand, the hotel condos are leased based on an agreement where the owner can use these types of units for up to 100 days per year at a special rate and allow the management company to lease out to the general public thereafter.
The site is located a 1-minute walk from the Sengokuhara Shogakko-mae bus stop on the Hakone Tozan Bus line.
The main building is a four-story reinforced concrete structure with a separate one-story annex housing a hot spring.
Total floor space will be approximately 6,200 square meters. All rooms will come equipped with bathrooms, kitchens, and washing machines (hotel residences only) to meet the needs of long-term stays.
Units will be approximately 50 to 80 square meters in size and will accommodate a maximum of four to six people.
General sales are scheduled to begin in early June of 2022. Construction is scheduled for completion in the fall of 2023.
