REthink Tokyo has compiled data illustrating land pricing trends from 2000 to 2021.
Shinjuku Ward is referred to as the city within a city. All other elements of Tokyo are found within this one ward. From the glitz and glamour of the Shinjuku 3 Chome district to the towering skyscrapers of business district that spans from Shinjuku station to Nishi Shinjuku Station, to the mutiple world class and exansive parks that are found in the ward.
The land, and thus property prices in general, are highest the nearer one gets to the stretch of land between Shinjuku station and Shinnjuku 3 Chome station. This is pricing nexus of the ward and the further one looks away from this area in th ward, the less land tax is imposed on the property.
This tax assessment difference does generally correlate to market price trends in a similar way. The most in demand property with limited supply is in the same stretch of land with demand falling and supply increasing the further away the property is.

Tochidai.info visualises the Rosenka value, or street value, of the land using the same pinpoint addresses the tax department uses to calulate the land portion of annual property taxes.
Tochidai.info organizes the data by addresses with geo codes nearby popular stations, which is how the above information has been aggregated.
This data is not to be taken as actual market value as often in the metropolis areas areas of Japan, a property can often sell for higher than what the tax department assesses the property value at.
The data represented in the above chart is only to illustrate pricing trends over a series of time. The data in no way guarantees accurate market pricing for the reasons outlined above as other factors contribute to the pricing of real estate such as type and age of structure, specific building only incidents or accidents, whether a property is self-managed or professionally managed etc.
