Mitsui Fudosan and Mitsubishi Jisho team up after 38 years to continue the Garden Hills line after the still highly valued estate in Hiroo.
On April 25th, Mitsui Fudosan Residential and Mitsubishi Jisho Residence announced the permanent name of “Mita Garden Hills" for the, until now, tentatively named "Mita 1-chome, Minato-ku, Tokyo Project"; a residential gentrification project that will include 1,002 units ranging from studio to 4 bedroom condos.

A dedicated website for Mita Garden Hills was concurrently launched with the announcement and is soliciting registrants of interested buyers in preparation for the first phase of sales scheduled to begin in December of 2022.

This will be the first Garden Hills development in central Tokyo by the two companies in 38 years since the completion of the 1,100 unit Hiroo Garden Hills. Despite the age, Hiroo Garden Hills remains one of the most sought after residences in central Tokyo, a feat that Mita Garden Hills is expected to replicate.
Mita Garden Hills will be located a 5-minute walk from Azabu Juban Station on the Tokyo Metro Namboku Line. Once finished, neighbours will include the Australian Embassy and the Italian Embassy.

Two buildings, both 14 stories but one with two basement levels and the other with one, will be developed on the site (25,246.57 square metres) of the former Ministry of Telecommunications Summary Insurance Bureau Building. The total floor area will be 148,310.07 square metres at completion.

Approximately 7,700 square metres of landscaping is planned on the site utilising approximately 130 species of plants, including the conservation of existing trees. The building will preserve and reproduce the building materials of the former Ministry of Telecommunications building, which was a historical structure in terms of exterior appearance.

The structures will feature virtually zero carbon emissions for both electricity and gas usage, Low-E double-glazing, high-insulation specifications, high-efficiency equipment such as LED lighting, and on-site power generation using large-scale fuel cells (250kW) and solar power generation equipment (200kW), the first use of such equipment in an apartment building in Japan.
Common areas will include a workspace, gym, golf lounge, sauna and rock bath, theatre room, music room, and cafe lounge. Concierge services will also be provided in partnership with the Imperial Hotel.

Unit layouts range from studio to 4 bedroom, with exclusive floor spaces ranging from 29.34 to 376.50 square metres.
Prices and number of units for the first phase of sales have not yet been determined, and sales are scheduled to begin in early December 2022.
Construction is scheduled to be completed in late March of 2025, with occupancy planned to begin in late April the same year.
