Depending on the result of this initial test sale, the partnership could expand.
On October 15th, Tokyu Livable Inc announced via their Lideas sub-brand that advertising has begun on an initial concept renovated condo unit with furniture and interior coordination done via a partnership with the home design brand Francfranc.
The newly renovated unit is for sale with all furniture and accessories as is included in the price. Should this unit prove popular, Tokyu and Francfranc promise to continue their partnership and expand the offering.
Since 2016, Tokyu has been developing the Lideas renovated condo brand. What happens is Tokyu purchases and renovates the units, then relists on the open market under the Lideas brand for sale direct to the consumer.
Purchasing a renovated unit from a real estate company is usually a cheaper way to get a like-new condo in a second hand building without paying brand new condo premiums.
Since consumers purchase from a real estate company, guarantees are in place on the renovations. Manufacturer warranties are valid on installed appliances as all were purchased brand new.
According to the Lideas website, the after care service term on all aspects of the renovations is 2 years, a common feature for renovated condos sold by real estate firms.
As a test unit in the My Castle Shin-Koenji building, Tokyu asked Francfranc to provide interior design under the concept of "Elegance sweet - an ideal room with 'charming' elements in a relaxed, urban atmosphere” according to a REthink translation of the press release.
