The estate aims to push the boundaries much higher than what is thought of as palatial living in Tokyo.
AMOMA Hiroo, a residential estate nestled within the Ebisu, Hiroo and Shibuya triangle, is a luxury development with ambitious goals; to change the way Tokyo luxury property is designed and enjoyed post purchase.
The approach to the property is surprisingly discreet with frontage cleverly disguising how big this property really is.
Built on a rectangular plot of land with the short end fronting the road, the length of the property is what allows the development to provide privacy and seclusion despite being in the heart of the largest metropolis in the world.
Rather than maximise the allowable buildable floor space, Fuin, the developer behind AMOMA Hiroo, chose to limit residences to only seven townhouse style units, leaving the rest of the site an open air, landscaped sanctuary from the rest of the city.

Working with Wonderwall, a Tokyo based interior design firm led by Frame Awards 2020 Lifetime Achievement Award recipient Masamichi Katayama, “...the goal was to create a timeless interior that retains a sense of freshness, a space where traditional Japanese aesthetics integrate with international modernism.
Various details were constructed with meticulous calculations, leaving room for personalization to create a place where people can live a fulfilling life in their own way.” according to Wonderwall’s website describing the development.
It’s been said that in a city like Tokyo, access to light and space is the epitome of luxury and AMOMA Hiroo provides both in ample supply. Unlike other luxury residences in the metropolis where the common areas are well made but the interiors are lacking, AMOMA Hiroo has made painstakingly conscious efforts to provide a continuity of experience that permeates from the common areas well into and throughout the artisan crafted interiors.

Each residence is built around an open air atrium that provides access to sky as well as large, private, stone laid balcony spaces. Vast floor to ceiling windows allow light to abundantly flow into even the deepest recesses of the interiors and remote controlled screens allow for leaving the sliding doors open while keeping out unwanted flying guests.
Each residence also has something unheard of for the city of Tokyo and that is a wood burning fireplace mantled in Brazilian soapstone. These fireplaces act as the living room’s focal point that magnetically attract residents, naturally providing a comfortable and familiar space for connection.

Kitchens have been crafted with meticulous attention to detail taking advantage of Bulthaup designed cabinetry, hidden refrigerator / freezer units behind wood that matches the rest of the design, world class appliances the likes of Miele and Gaggenau with Dornbracht water fittings.

Ellen grey marble countertops are leather finished providing the ultimate protection while at the same time allowing for easy and complete cleaning.
Each residence comes with two full bathrooms; one off the master bedroom and another placed strategically for easy access from both guest bedrooms. Dornbracht water fittings are employed here too. Soap stone and polished marble coat the walls and countertops, accentuated by a uniquely sculpted side table forged from cooled lava.

The tub in the master bath is handcrafted Japanese Hiba and despite the traditional look, a water recirculation system with temperature control is installed to keep the water the same temperature as long as needed.
Interior design, including built in and moveable furniture, were intimately imagined and brought to life by famed French designer Liaigre, who comes from a long line of great 18th century cabinet makers and interior architects as well as modernist designers from the 1930s.

“For a long time, many people looked at interior design or architecture as superfluous, a luxury. I think we need to move away from that. It’s more of a necessity than many of us care to admit.” said Luke Fehon, Chairman of Fuin, the developer behind the AMOMA brand.
Speaking to Tatler Asia, he continued. “AMOMA appeals to people who run large businesses and lead high stress lives. They go to Japan to enjoy life, so our mission is to make sure they can do that from the moment they leave their home," says Fehon. "The staff anticipate all of their needs: The linens and flowers are fresh, their favourite food and drinks are in the fridge. Their preferred restaurants and museums are booked. All with just one email or phone call."

Residents who purchase in AMOMA Hiroo will find the customer service they get is only just beginning. Soft services often found in membership clubs or five star hotels are found in AMOMA Hiroo as well.
With a full service team working between just seven residences, the on-site staff strive to take the time and truly get to know residents and not only understand, but predict needs. Live in domestic helpers who have their own private residences on site, ensure clean and organized living while maintaining enough resident separation to protect privacy without throttling convenience.
White glove concierge services are available to make resident desires a reality. Moving far beyond arranging cars and deliveries, the services residents can look forward to at AMOMA Hiroo leverage the deep connections established over years to include, but aren’t limited to, in-home stylists, caterers, private chefs and travel arrangements.

Residents of AMOMA Hiroo are also welcomed to take advantage of the highly trained chauffeur available day or night to take you wherever you need to go in Tokyo.
Driving a specially consigned Rolls Royce Phantom, it is very easy to imagine these chauffeurs being the first point of greeting after you land and also the last point of contact prior to take off as well as your guide throughout the city.

Residents also receive a twelve month silver subscription to VistaJet Global 7500, a private aviation firm providing flights to 187 countries worldwide. Residents will be able to arrange flights from the VistaJet app or alternatively ask the AMOMA Hiroo concierge to arrange all details should they prefer.
AMOMA Hiroo pricing for the seven residences will never be published but what can be said is that even with the bespoke furniture and hundred strand bamboo silk carpeting included in the price, AMOMA Hiroo’s price per square metre is comparable to other luxury developments in Tokyo.
While the residences have been thought of and are being constructed to a high level of detail, they can also be reconfigured and redesigned to suit the owner’s tastes so other than the actual framework of the unit, nothing is set in stone.
“AMOMA Hiroo was created to stand above and apart from the conventions of Tokyo’s luxury real estate market,” said Fuin. “With attention to details in design, unique Japanese modernist architecture, a rare private home configuration and enviable location, this is a truly one-of-a-kind development."
