Brand new prices dropped 5 percent while second hand home prices rose 12 percent.
On April 7th, Tokyo Kantei released their March of 2022 average price reports for new and second hand wood frame freestanding houses in the Greater Tokyo Area (GTA).
The GTA consists of Tokyo, Saitama, Chiba and Kanagawa prefectures.
Both reports cover freehold only properties with lot sizes between 100 square meters and 300 square meters, within a 30 minute walk or 20 minute bus ride from the nearest station.

The average brand new price in the GTA increased for the sixth consecutive month to 41.66 million yen, up 0.6% Month-on-Month (MoM).
Broken down by prefecture, Tokyo Prefecture declined in value, coming in at 50.31 million yen (down 5.4% MoM).
Kanagawa, Chiba, and Saitama prefectures all saw reversals to the upside, with Kanagawa rising 4.1% MoM to 45.15 million yen, Chiba rising 2.6% MoM to 35.18 million yen, and Saitama rising 1.3% MoM to 36.35 million yen.
The average second hand price in the GTA reversed upward to 37.98 million yen, up 5.9% MoM.
By prefecture, the average price in Tokyo Prefecture rose sharply to 61.21 million yen, up 12.3% MoM.
Chiba and Saitama prefectures both saw an upside reversal, rising 3.4% MoM to 25.79 million yen and 3.3% MoM to 28.28 million yen respectively.
Kanagawa Prefecture rose for the fourth consecutive month to 40.78 million yen, up 5.8% MoM.
