The new design aims to appeal to investors given the increased demand from tenant families for better rental stock.
Starting on January 5th, 2022, Daito Trust Construction will begin selling cocoDaTe With, a new product in its cocoDaTe series of freestanding homes, the company announced on December 15th.
The cocoDaTe With is a freestanding rental home product targeting property investors looking to offer tenants unique, comfortable, and naturally well lit properties which in turn can provide stable returns during ownership.
Additionally, the houses are wood frame construction which offers faster depreciation than steel frame or reinforced concrete investment properties.

Post construction, a property manager of the owner’s choosing can advertise the property for rent and manage the investment.
The useable internal floor space is between 81.17 to 82.62 square meters, with 3 bedroom layouts so landowners need to take these measurements into account when looking at whether cocDaTe With is right for their particular plot of land as zoning and floor area ratios are different depending on the specific address the land is located.

Assuming the off plan selections are right for the particular plot of land, the internal layout calls for the living, dining and kitchen on the first floor. cocDaTe With standard features include a family closet for the whole family storage, a built-in display shelf for photos and other small items, and a 1 tsubo (or 3.3 sqm) bathroom which by Japan standards is larger than average for bathroom spaces.

The bedrooms on the second floor have near-ceiling-high doors. When all doors are open, the door height allows for better air flow throughout the rooms and also provides a more open feeling throughout the second floor.
A sliding door between two of the bedrooms can be opened to make one large space however one could assume rather than a sliding door, a wall could be built should the owner choose.
According to Daito, the cocDaTe With design also calls for original materials that are easy to maintain, such as stain and scratch resistant fittings and wallpaper.

Compartmentalised flooring materials will be used as well, allowing for isolated repairs of damaged areas rather than total floor replacement, providing owners with reduced maintenance costs while not sacrificing tenant livability.
According to Daito Trust Corporation, the company aims to sell 50 houses in the first year of sales.
Sales will commence nationwide except in Okinawa due to distance as well as Hokkaido and other areas that receive a lot of snowfall.
