Average prices calculated for the Greater Tokyo Area registered the highest since January of 2017.
On November 26th, Japanese property portal AtHome released data on the average advertised prices of new freestanding homes in the Greater Tokyo Area (GTA) for October, 2021.
The GTA consists of Tokyo, Kanagawa, Saitama and Chiba prefectures.
The average advertised prices were what home builders listed when they advertised on the property portal and do not reflect actual sales prices.
The below numbers are averages meant to illustrate trends and do not represent actual, property specific pricing.

The GTA average advertised price for new freestanding homes rose to 40.96 million yen, up 0.9% Month-on-Month (MoM).
AtHome further breaks down the GTA into eight different avg. pricing regions.
By area, Tokyo's 23 wards registered an avg. advertised price of 59.94 million yen (up 0.7% MoM). Tokyo non-23 ward avg. pricing registered at 43.85 million yen (up 1.5% MoM).
Yokohama City and Kawasaki City in Kanagawa Prefecture registered an avg. of 46.68 million yen (up 0.1% MoM), with Kanagawa’s other cities registering an avg. price of 39.45 million yen (up 1.0% MoM).
Saitama City in Saitama Prefecture registered 41.48 million yen (up 0.4% MoM), and Saitama’s other cities registered an avg. pricing of 33.99 million yen (up 1.4% MoM),
Western Chiba Prefecture was up with an avg. pricing of 38.54 million yen (up 1.0% MoM) with Chiba’s other cities registering an avg. pricing of 29.22 million yen (up 0.6% MoM)
All eight regions saw increases from the previous month with measured regions in Tokyo, Saitama and Kanagawa prefectures together with Western Chiba seeing the highest avg. advertised prices for new freestanding homes since January of 2017.
