For those that are only staying a couple of months, short-term apartments are the best option to temporarily live in Tokyo.
Rental apartment contracts in Tokyo are usually for two years (typically with options to renew at a cost) and demand high up-front fees and deposits that equal up to 3–4 months rent). This makes regular rental contracts a poor choice for those only planning to stay in the Japanese capital short term. Luckily, there is wide market catering to foreigners looking for a place to stay for a few months. Short-term rentals are usually furnished apartments, however, a few unfurnished options also exist. Below are our top picks that cater to English speakers.
If you really want to save money, your best bet will be to stay in a guest house, called a share house here. These places offer private rooms with shared facilities, like kitchens and bathrooms. Rents start around JPY 40,000 for places a bit farther from the centre.
Those who want a place of own place should still look to share house operators. Many, for example Oakhouse and Sakura House, also offer furnished apartments, often under JPY 100,000. However, the properties are usually a bit older and, needless to say, quite small.
Leo Palace is another short-term apartment agent that caters to the lower end of the market. They have properties across Tokyo and Japan and offer full English service. You will need to enquire directly with them to view a list of available properties. Tokyo Room Finder has an interesting selection of furnished properties under JPY 100,000 listed on its site, with contracts starting at one month's rent. KaguAruoo also offers properties in the same price range and is interesting for those who are only staying for a couple of weeks as the apartments can be rented starting at only 7 days.
If you are looking for a bit more space, newer buildings, and nicer interiors, the following options may be more appealing.
Oyo Life offers small but stylish and new units, mostly in central Tokyo. Rents fall into the mid-market range, with most apartments between JPY 100,000 and JPY 150,000 a month. Sign-up is extremely hassle-free, with no deposit required and payments made by international credit card.
Tokyo Apartments offers serviced luxury apartments from one month and furnished high-end apartments from 6 months in central Tokyo. Full English service and corporate contracts are available.
Finally, serviced apartment global giant Oakwood also has a long-established presence in Tokyo. They offer luxury short-term rentals in central locations that are convenient for expats doing business in Japan. However, with high-end interior and services, they are also at the upper end of the serviced apartment market.
