Last month’s sales results of apartments in Tokyo with evidence sourced via Japan Property Central originally supplied to REINS by agents.
The following is a selection of apartments that were reported to have sold in central Tokyo during the month of July 2019:
Roppongi Grand Tower Residence (2016) $2,325 / sq ft
Primarily a rental apartment building, this was one of a number of units that were given to original landowners as part of the redevelopment. This apartment sold for approximately 4.7% more per square meter than a similar apartment sold for in early 2018. It has been the most expensive reported resale in this building on a price per square meter basis to date.
Park Court Nogizaka The Tower (2019) $1,860 /sq ft
Park Court Nogizaka The Tower is a 25-storey apartment building located near Nogizaka Station and Aoyama Cemetery. When new, apartments had an average price of around 2,400,000 Yen/sqm. There are currently 8 resales in the 88-unit building with an average asking price of 2,600,000 Yen/sqm. This was a compact apartment on a high floor. It has been the third reported resale in this building. The average sale price to date in 2019 has been around 2,380,000 Yen/sqm
Brillia Towers Meguro (2017) $2,240 /sq ft
Brilla Towers Meguro is a multi-tower high-rise office and residential complex located on the eastern side of Meguro Station. When new, apartments on floors 30 and above had an average price of 2,435,000 Yen/sqm, while lower floors were priced around 1,700,000 ~ 2,010,000 Yen/sqm. The building was completed in December 2017. As of July 2019 there were 12 apartments listed for sale, down from 23 listings at the end of March. The average asking price was 2,315,000 Yen/sqm and the average apartment size was 72 sqm (775 sq. ft). The average sale price to date in 2019 is around 2,010,000 Yen/sqm, up 4.7% from 2018. This was a larger apartment on a high floor. It has been the most expensive reported resale in this building on a price per square meter basis to date.
The Parkhouse Shirokane 2 Chrome Tower (2018) $2,170 / sq ft
The Parkhouse Shirokane 2 Chrome Tower is a 27-storey high-rise located near Shirokanedai Station. When new, apartments were priced around 2,000,000 Yen. There are currently just 2 sale listings in the 172-unit building with an average asking price of 2,515,000 Yen/sqm. There have been two reported resales to date. This was a relatively large apartment on a high floor. It sold for 1.4% less than its off-the-plan price.
