NTT Urban Development Corporation adds a third student housing complex to the Wellith Ivy lineup.
NTT Urban Development Corporation announced on December 22nd that construction began on a 163-unit student residence named Wellith Ivy Setagaya Sengawa, the third student housing facility in the Wellith line up, after Wellith Ivy Hatanodai in Tokyo’s Ota Ward and Wellith Ivy Kadoyakushin in Hyogo Prefecture.
Wellith Ivy Setagaya Sengawa will be situated in the Setagaya Qs-Garden complex, an 8.9 hectare planned community in that will also include a leasehold strata title, family oriented Grand Suite condominium by Marubeni Real Estate Development as well as a senior living care rental facility to be built by Nomura Real Estate Development.

The land, opened in 1954 as a corporate dormitory for the Dai-ichi Mutual Life Insurance Company employees and their families, will stay under the ownership of the insurance company.
Marubeni’s Grand Suite condominium will sit atop leasehold land with a 72 year and 9 month lease already signed July 1st, 2021 until March 31st, 2094. The structure is planned to be move-in ready by April, 2023.
According to Marubeni’s site, one benefit of buying a leasehold property is tax savings as owners won’t be paying land tax, only property tax on the structure that will depreciate in value over time.

For NTT’s Wellith Ivy Setagaya Sengawa, the finished student housing structure will be a four-story reinforced concrete building. The site area is approximately 4,000 square meters, and the total floor space will be roughly 4,200+ square meters.
All rooms will be 1R studio units, equipped with toilets, washbasins, unit baths, air conditioners, lighting, beds, and other furniture and appliances.
The common areas include a cafeteria, café lounge, a shared kitchen, and a common study room that will be equipped with Wi-Fi that can be used free of charge in order to promote interaction among residents.
The café lounge will focus on serving nutritious meals, and the 24-hour call center provides medical services to ensure the health of residents.
Setagaya Q’s Garden will be roughly a 10 min walk from Sengawa Station.
Construction on the student housing complex is scheduled to be completed in January 2023, and occupancy is scheduled to begin in March of the same year.
In preparation for remote lectures and student study gatherings, an optical fiber line provided by NTT East will be installed in each room.
The National Students Information Center will be responsible for recruiting and managing student residents.
