The Greater Tokyo / Osaka regions both continue multi-month average price declines; Osaka and Fukuoka prefectures rise.
On October 7, 2021, Tokyo Kantei Co., Ltd. announced the average price trend of brand new single-family, wood frame houses in major metropolitan areas for September, 2021.
The survey covered properties with land size of 100 to 300 square meters and within a 30-minute walk or 20-minute bus ride from the nearest station.
All properties surveyed were freehold land ownership with leasehold properties excluded from the analysis.
The average price in the Tokyo metropolitan area was 37.91 million yen (down 1.5% from the previous month), the second consecutive month of decline.
By prefecture, the average price in Tokyo, Kanagawa, and Chiba prefectures fell for the second consecutive month to 45.67 million yen (down 0.3%), 40.20 million yen (down 1.9%), and 33.12 million yen (down 0.9%), respectively.
Saitama prefecture saw a negative reversal from the previous month to 34.4 million yen (down 1.3%).
In the Kinki region, the index fell for the second consecutive month to 32.3 million yen (down 1.5%).
By prefecture, Osaka prefecture rose for the first time in three months to 34.31 million yen (up 2.4%).
The figure for Hyogo prefecture was 31.93 million yen (down 5.9%), the second consecutive monthly decline.
In Kyoto prefecture, the index fell to 36.18 million yen (down 5.0%), the first negative reversal in three months.
In the Chubu region, the market fell for the first time in three months to 31.5 million yen (down 0.2%). In Aichi prefecture, the index rose for the second consecutive month to 33.92 million yen (up 2.6%).
In Fukuoka prefecture, the index rose for the third consecutive month to 32.51 million yen (up 1.6%).
