Greater Osaka drops slightly; Greater Nagoya rises slightly month on month.
According to a report released by Tokyo Kantei (linked below), August rents for condominiums in the Greater Tokyo Area (Kanto) were unchanged from the previous month at 3,297 yen/m2, halting two months of consecutive increases.
By prefecture, rents in Tokyo fell slightly by -0.5% to 3,725 yen per square meter, slightly below the June level.
In Chiba Prefecture, the rate of decline widened to -1.3%, or 1,727 yen per square meter, as the average building age grew by more than one year, from 27.4 years to 28.7 years, due to a decrease in the number of newer buildings.
On the other hand, Kanagawa (+0.5% increase at 2,427 yen/m2) and Saitama (+0.7% increase at 1,799 yen/m2) prefectures showed positive growth, with Kanagawa rising for the third consecutive month.
In the Greater Osaka Area (Kinki), major areas all posted negative figures, resulting in a month-on-month decline of 1.1% to 1,961 yen per square meter, slightly widening the gap with the recent peak in May.
In Osaka Prefecture, due in part to a decrease in the number of newer buildings, the rate fell by -1.4% to 2,151 yen per square meter, slightly below the June level.
In Hyogo Prefecture, the market continued to show negative growth at -0.7% to 1,671 yen per square meter.
In the Greater Nagoya Area (Chubu), the average rent increased by 0.9% month-over-month to 1,862 yen/m2 , and in Aichi Prefecture, rents increased by 1.0% to 1,907 yen/m2. The net trend continues to be strong, as the level is higher than in June, when the average age of buildings was about the same as in August.
