The following is a selection of apartments that were reported to have sold in central Tokyo during the month of August 2019:
The Parkhouse Gran Minami Aoyama (2016) $2,500 / sq ft
A luxury low-rise apartment building in the heart of Omotesando. The Average price when new was around 2,300,000 Yen/sqm. There are currently just 4 sales listings in the 101-unit building with an average asking price of 3,600,000 Yen/sqm. 3 of the 4 units are leased to tenants with gross yields ranging from 2.7 ~ 3%. This has been the highest reported resale in this building on a price per square meter basis to date
The Parhouse Gran Minami Aoyama 4- Chrome (2018) $2,300 /sq ft
A recently completed luxury condo located an 8 minute walk from Omotesando Station. Sales were held entirely off-market, with no public advertising. All apartments sold out prior to completion. There are currently 5 sale listings in the 36 unit building with an average asking price of 2,300,000 Yen/sqm. This has been the 3rd reported resale in this building and the most expensive on a price-per-square-meter basis.
Wellith Ginza 2 Chrome (2015) $2,070 /sq ft
A 14 storey condominium located 600 meters from the Ginza 4 Chrome Crossing. When new, apartments had an average price of around 1,920,000 Yen/sqm. This apartment sold for 2.6% less than an identical apartment a few floors down sold for in 2017, but 9%+ more than its price when brand new.
The Roppongi Tokyo (2011) $1,990 / sq ft
A 39 storey high rise in Roppongi neighbourhood with concierge, gym, guest suite and resident lounge. The average resale price to date in 2019 is around 2,120,000 Yen / sqm, up 1.0% from 2018 (2,100,000 Yen / sqm), and up 8.2% from 2017 (1,960,000 Yen / sqm). This has been the 4th most expensive reported resale in this building on a price per square meter basis to date.
