The project marks the first ever 30 plus floor building in Tokyo’s Kita ward.
On November 22nd, Nippon Steel Kowa Real Estate and Tokyu Land Corporation, co-developers behind the Jujo Station West Exit Area Type 1 Urban Redevelopment Project, announced the name of the project that had been in the regulatory works since 2017.
Construction commenced in March of 2021 and is scheduled to be completed in 2024.
The name of the development will be "J& Terrace", pronounced “Jate Terrace”, and the name of the commercial facilities at the base of the tower will be "J& Mall", again pronounced "Jate".
The complex, with a total floor area of 89,779 square meters, will be built on a 1.7 hectare site adjacent to the west exit of Jujo Station on the JR Saikyo Line. The mixed use development will consist of residential, commercial, office and public facilities.
The building will be a reinforced concrete structure with 39 floors above ground and two floors below ground.

It will be the first condominium building in Kita Ward to have more than 30 floors and will house 578 residential units in total.
As a comparison, the Roppongi Hills Residence B and C towers are 43 floors in height making the J& Terrace project one that will dominate the Kita ward skyline for decades to come.

The development will include a rotary in front of Jujo station to facilitate easy traffic access to the property and the station.
J& Terrace will include a public plaza in front of the station and a public bicycle parking lot underground. A terraced green space that utilises the rooftops of the J& Mall will be built to attract people to the area, promote interaction, and strengthen disaster response capabilities in the area.

The name of the base area will be J& Mall, and part of the 1st to 4th floors will be used for commercial and business floors.
The development has the potential of bringing new buyers to an otherwise unknown, but well accessible area to the rest of Tokyo. Situated on the JR Saikyo line, Jujo station offers direct access to Ikebukuro, Shinjuku and Shibuya stations as well as access to other stations on the Yamanote line such as Tokyo, Ueno and Akihabara with one transfer.

While pricing has not been announced for the residential units as sales activities have yet to commence, a project of this magnitude has the potential of being the catalyst for further development in the area.
How well sales of J& Terrace goes would prove to the industry that there is buyer demand in the area which would then possibly attract further development.
At present, land price trends around Jujo Station are lower than other nearby stations within the ward as well as paling in comparison to land price trends near Ikebukuro Station.

However, with Jujo Station’s simple access to the rest of Tokyo paired with such a large, predominantly residential development being built directly in front of the station, it will be interesting to see what price point the condos eventually come onto the market at and what buyer reaction will be.
Most likely a development with this many units will be sold in stages and usually in the case of brand new projects, if the developer is expecting very high demand, they will choose to instigate a lottery system for purchasers.
How the J& Terrace project sells moving forward can be seen as a fairly promising indicator for future development around the station, for better if sales go well and for worse if sales don’t go as expected.
