REthink Tokyo has compiled data illustrating land pricing trends from 2000 to 2021.
Chuo Ward is often sought after with both Japanese and foreign property seekers alike. Within the ward are iconic stations like Ginza, Ginza Itchome, Nihombashi and the west side of Tokyo station plus many others. This is also the ward where the Bank of Japan calls home.
This ward is a great example of why you should always evaluate price trends at the address level of your target property rather than use ward averages.
In 2021 for example, land around Suitengumae Station is assessed at 5.67% the value per square metre as land around Ginza Station despite the two locations having less than 3 kilometres distance between them and both stations being in the same ward.
While this is an extreme example, this granular address differential shows up all over the Greater Tokyo Area to different degrees and tends to be correlated in market value as well.

Tochidai.info visualises the Rosenka value, or street value, of the land using the same pinpoint addresses the tax department uses to calulate the land portion of annual property taxes.
Tochidai.info organizes the data by addresses with geo codes nearby popular stations, which is how the above information has been aggregated.
This data is not to be taken as actual market value as often in the metropolis areas areas of Japan, a property can often sell for higher than what the tax department assesses the property value at.
The data represented in the above chart is only to illustrate pricing trends over a series of time. The data in no way guarantees accurate market pricing for the reasons outlined above as other factors contribute to the pricing of real estate such as type and age of structure, specific building only incidents or accidents, whether a property is self-managed or professionally managed etc.
